Our community is nestled between our nature areas and three ponds. The neighborhood consists of 135 lots and 133 homes. We have wildlife, such as deer, and turkeys, visiting us throughout the year.
We work together to make this an impressive community to live in. We have shared values to keep our homes beautiful and enjoy where we live.
Once you move into the HOA, you become an automatic member of the homeowners association. Our HOA follows our governing documents. These documents tell you what we can and can’t do as a homeowner. Such rules exist to keep the community in order and keep property values high. Members should familiarize themself with the covenants and rules
We all have invested a great deal of money in our homes, and of course we want to make sure our homes retain and/or increases in value. One of the clearest benefits of living in a HOA is the protection of our property values. While you can control how your own house looks, you can’t do the same for the rest of the neighborhood. This is where HOAs come in.
Because homeowners usually need to seek permission to make any structural changes to their property, the HOA has control over the aesthetic consistency and appeal of the neighborhood. Our associations also has rules concerning landscaping, trash placement, decorations, and vehicle parking, as well as others. These rules all have one ultimate goal, make our community look great and, therefore, keep property values high.
We will post our monthly meeting minutes, as well as give our residents a forum where they can ask questions concerning specific matters. Your Board of Directors will continue to update this website to provide you with as much information as we can on our subdivision.
In order to preserve the value and appearance of the property, no improvement or structure of any kind, shall be made without the prior written approval of the Architectural Control Committee. The Committee has 30 days to review and approve/disapprove a propose plan. If it fails to approve or disapprove any proposed plan(s) and specifications within thirty (30) days after submission to the Committee of such plans and specifications and any and all other reasonably requested information and materials related thereto, then said plans and specifications shall be deemed to have been approved by the Committee and the appropriate written approval shall be delivered to the Owner forthwith. The Committee will make every effort to review and approve/disapprove and proposal well ahead of the 30 day limitation. The Architectural Control Committee shall evaluate all plans and specifications utilizing standards of the highest level as to the aesthetics, materials and workmanship and as to suitability and harmony of location, structures and external design in relation to surrounding topography, structures and landscaping. |
